Interest Methods & Tax

Loan interest method and tax calculators for commercial and investor conversations

Two loans at the same quoted rate can cost different amounts. These calculators show why.

Free plan, no card. Paid plans include a 14-day trial.

The Interest Methods & Tax section explains how the way interest is counted, and how it is taxed, changes the real cost of a loan. It includes a 365/360 calculator, an actual/365 calculator for comparing notes, and a loan and credit line tax savings calculator. These suit brokers who handle commercial, investor or private-note financing.

Why does the interest method matter to a borrower?

Because it changes the interest charged without changing the quoted rate. Under the 365/360 method the annual rate is divided by 360 to get a daily rate, then charged for every day of the year, so the borrower pays a little more than the headline rate suggests. The 365/360 loan calculator shows the effective annual rate and the extra interest compared with a 30/360 basis.

For a broker, explaining this builds credibility with investors and business owners who compare term sheets closely. The lead arrives with the loan amount, rate and term, enough to frame a comparison between offers.

Tax figures depend on the borrower

Whether interest is deductible depends on the loan's purpose and the borrower's tax situation. The tax savings calculator uses the marginal rate the borrower enters. Present results as estimates and suggest a tax professional.

Questions loan officers ask

What is the difference between 365/360 and 365/365 interest?

Both charge interest for each day of the year. 365/360 divides the annual rate by 360 to get the daily rate, which makes each day slightly more expensive; 365/365 divides by 365. At the same quoted rate, 365/360 costs more.

Do residential mortgage borrowers need these calculators?

Rarely. Most residential mortgages amortize monthly on a standard basis. These tools are for commercial, investor and private notes where the day-count method varies.

Who should see the loan tax savings calculator?

Investors and business owners whose loan interest may be deductible. Keep it on pages written for them, and remind them to confirm with a tax professional.

Can these calculators help when comparing two term sheets?

Yes. Run the same amount, rate and term through each method to see how the interest differs, then compare the total of payments.

Do these leads go to the same CRM as my mortgage leads?

Yes. Every calculator saves leads to the built-in CRM. On Producer and Brokerage plans you can route them to a separate webhook, for example a commercial pipeline.

Is the effective annual rate the same as APR?

No. The effective annual rate here reflects the day-count method on the interest itself. APR also includes certain fees and has its own disclosure rules.
