Adjustable-Rate Mortgages

Adjustable-rate mortgage calculators that show the adjustment up front

An ARM lead who has already seen the adjusted payment is a lead you can have an honest conversation with.

Free plan, no card. Paid plans include a 14-day trial.

The Adjustable-Rate Mortgages section covers how ARM payments behave over time: a standard ARM payment calculator, an APR calculator for ARMs, an interest-only ARM calculator and an option ARM calculator that shows negative amortization. They help borrowers see both the starting payment and the adjusted payment before they talk to you.

Why do ARM borrowers need their own calculators?

Because a single payment number hides the main feature of an ARM: it changes. The ARM calculator shows the payment during the fixed period and after the adjustment, so the borrower understands both before the first call.

That helps compliance and conversion. Borrowers who see the adjusted payment early are less likely to be surprised later, and the lead tells you their loan amount, fixed period and assumed adjusted rate. You can then explain rate caps, index and margin using their own numbers.

Adjusted rates are assumptions

The adjusted rate in these calculators is whatever the borrower or you enter. Future rates are unknown. Avoid implying the adjusted payment is a ceiling or a forecast, and explain the actual caps on any loan you offer.

Questions loan officers ask

Should a loan officer embed an ARM calculator if most of their loans are fixed?

One is useful. Many buyers ask about ARMs when rates are high. Placing an ARM calculator next to an ARM vs. fixed comparison lets them explore, and the lead shows whether they understood the adjustment.

What is the difference between the ARM calculator and the ARM APR calculator?

The ARM calculator shows payments before and after adjustment. The APR calculator adds lender fees and points to estimate an annual percentage rate that reflects both the initial and adjusted rates.

Who should see the option ARM calculator?

Mostly borrowers researching negative amortization or holding an older option ARM. It shows how a minimum payment can increase the balance. Keep it on educational pages rather than offer pages.

Do ARM calculators include rate caps?

They use an assumed adjusted rate rather than modelling each cap. That keeps them simple; explain the caps on your actual product during follow-up.

Are interest-only ARMs a good fit for a first-time buyer funnel?

Usually not. They suit specific borrowers with strong income or reserves. Put the interest-only ARM calculator on jumbo or investor pages.

What should my first message to an ARM lead say?

Reference the scenario they ran, offer to walk through how the adjustment and caps work on current programs, and ask how long they plan to keep the home. Avoid predicting rates.
