Equity leads

A cash-out refinance calculator that turns equity curiosity into a qualified conversation

The calculator adds the cash a homeowner wants to their current balance, then shows the new loan amount, new monthly payment, new LTV and total interest at the rate and term they enter. A loan officer gets an equity lead that already states the home value, what is owed and exactly how much cash the borrower wants.

Equity leads that arrive knowing their LTV are easier to qualify than ones that only clicked "get cash now".

What is a homeowner trying to figure out with a cash-out calculator?

Whether the cash they need is worth the payment it creates. The trigger is usually concrete: a kitchen remodel, a tuition bill, a down payment on a rental, or a pile of card balances.

Take a home worth $500,000 with $250,000 owed. Taking $80,000 out makes a $330,000 loan, about 66% LTV, and at 7% over 30 years a principal-and-interest payment near $2,195. The homeowner's quiet worry is giving up a low rate on the existing balance. If their current mortgage is at 3%, they may be about to reprice $250,000 of cheap debt just to borrow $80,000, and that is a conversation they need someone to have with them honestly.

How should a loan officer use a cash-out calculator in the funnel?

Use it as the front door for equity campaigns: past-client emails when values have risen, homeowner ads, and the cash-out page of your site. It works best when the very next option is a comparison, because the honest answer is not always a cash-out refinance.

The lead arrives with Home Value, Current Loan Balance, Cash to Take Out, the new rate and term, and the New LTV they saw. From those you can tell within seconds whether the request fits typical cash-out limits, whether a second lien might be smarter, and how big the loan really is. If the New LTV they saw is above what your programs allow, call with a smaller number rather than a no.

Route these contacts by webhook to a dedicated HighLevel workflow so the first text references the cash amount. Then send them the HELOC calculator and the home equity loan calculator so they can compare keeping their first mortgage intact. Borrowers notice when you show them the option that pays you less, and they tend to come back.

What arrives in your CRM

What the numbers tell you about the borrower

  • Cash to Take OutThe real reason for the call. A round number usually means a defined project; a request that pushes LTV to the limit often means they want as much as possible, which deserves a gentle question about purpose.
  • New LTVYour quickest eligibility screen. Well under common cash-out caps means room to work; at or above them means you will be resizing the cash amount, and the borrower should hear that early.
  • Home ValueThis is the owner's estimate, not an appraisal. A figure that looks high for the area is a flag that the cash available may shrink once a value is confirmed.
  • Current Loan BalanceCompared with home value, it shows how long they have owned or how much they have prepaid. A small balance with large equity points to a borrower who may prefer a second lien over refinancing.

A first message that uses their numbers

How should you open the conversation with a cash-out lead?

Hi {first name}, I saw you are looking at taking about {cash amount} out of your home. Before we look at a refinance, could you tell me roughly what rate you have on your current mortgage? Depending on that, a second loan or line of credit might keep your payment lower, and I can show you both.

Cash-out terms depend on credit, property and program; do not quote a maximum cash amount or rate until you have reviewed the full scenario.

Limits worth knowing

  • Closing costs are not included, so the cash actually received will be lower unless costs are rolled into the loan, which raises the balance and LTV.
  • The calculator does not compare against the current mortgage's rate, so a borrower may not see the cost of giving up a low existing rate.
  • Maximum LTV for cash-out varies by loan type, occupancy and lender; the result is not an eligibility decision.

Calculator disclaimer: Estimates only. Your rate, maximum loan-to-value and cash available depend on your credit, the property and lender guidelines. Confirm final figures with a licensed lender.

Definitions in the calculator

Cash-out refinance
Replacing your current mortgage with a new, larger one and receiving the difference in cash at closing. The new loan pays off the old balance, and the extra becomes cash to you. It converts home equity into cash but raises the amount owed, and it resets the rate and term to those of the new loan.
Loan-to-value ratio (LTV)
The new loan amount divided by the home’s value, as a percentage. A $290,000 loan on a $450,000 home is about 64% LTV. Lenders cap how high LTV can go on a cash-out refinance, and the cap varies by loan program and property type; a higher LTV usually means a higher rate or less cash available.
New loan amount
The size of the refinanced mortgage: your current balance plus the cash you take out. This calculator does not add closing costs; if you roll them into the loan instead of paying them in cash, the actual loan amount, LTV and payment will be higher than shown.
Home equity
The home’s current market value minus everything owed against it. It is the pool a cash-out refinance draws from. Lenders let you borrow only part of it, because they require you to keep some equity in the home, so the cash available is less than your total equity.
Home value
The current market value of the property, which the lender confirms with an appraisal. It is the denominator of the LTV, so a lower appraisal than expected raises the LTV and can reduce the cash you are allowed to take out. Online estimates can differ from an appraiser’s figure in either direction.
Interest rate
The annual percentage the lender charges on the outstanding balance, before fees. It is not the same as APR, which folds in certain costs. Cash-out refinances are often priced somewhat higher than a refinance with no cash out, and the new rate applies to the entire balance, not just the cash portion.
Loan term
The number of years over which the new loan is scheduled to be repaid. Choosing a new 30-year term on a mortgage that already had years paid down can lower the payment while raising total interest, because repayment starts over. A shorter term saves interest but raises the monthly payment.
Total interest
All interest paid over the life of the new loan if every payment is made on schedule: the monthly payment times the number of payments, minus the new loan amount. Comparing it with the interest left on your current mortgage shows the long-run cost of taking cash out and resetting the term.
Closing costs
Lender, appraisal, title and government fees charged to complete the refinance. They are not included in this calculator, so subtract them from the cash to you, or add them to the loan amount if you plan to finance them. Your Loan Estimate lists the actual amounts.

Questions about this calculator

How is the new loan amount calculated on a cash-out refinance?

It is your current loan balance plus the cash you want to take out. Owe $250,000 and take $80,000, and the new loan is $330,000. This calculator does not add closing costs, so if you roll them into the loan, the real balance and LTV will be somewhat higher than the result shown.

What LTV can I reach with a cash-out refinance?

It depends on the loan program, occupancy and lender, and limits for cash-out are typically lower than for a purchase or a rate-and-term refinance. Many conventional cash-out loans cap around 80% LTV. The calculator shows your new LTV so you can see how close a request sits to those limits, but only a lender can confirm eligibility.

Why is my new payment so much higher than my current one?

Two reasons usually combine. The loan is larger because it includes the cash, and the whole balance is repriced at the new rate. If your existing mortgage carries a much lower rate, you are paying the higher rate on the old balance too, which can cost more than the cash itself. Compare with a HELOC or home equity loan.

What does the total interest figure mean for a cash-out loan?

It is every dollar of interest on the new loan if it runs its full term: the monthly payment times the number of payments, minus the loan amount. Restarting a 30-year clock on a loan that was partly paid down can raise lifetime interest considerably, even if the monthly payment looks manageable.

Which homeowners in my database should get this calculator?

Those with meaningful equity: owners who bought several years ago, or in areas where values have risen. Homeowners whose current rate is near or above today's market are the cleanest fit, since a refinance does not cost them a low rate. For owners with very low rates, lead with a second-lien comparison instead.

How quickly should I follow up on a cash-out calculator lead?

As fast as you reasonably can, ideally within minutes during business hours. Equity shoppers often request quotes from several lenders at once and the first useful answer tends to shape the conversation. An email alert reaches you for each new lead, and a webhook can trigger an immediate text or task in HighLevel.

Can the lead tell me whether the borrower plans to consolidate debt?

Not directly, since the calculator does not ask about purpose. The cash amount and the page or ad that brought them often hint at it, and the traffic source is saved with every lead. If debt payoff is a common goal in your market, also embed the mortgage debt consolidation calculator, which captures existing debt payments.

Are there compliance points specific to marketing cash-out refinances?

Yes. Equity marketing that stresses easy cash or downplays that the home secures the debt draws scrutiny, and any rate or payment you advertise can trigger disclosure requirements. Keep calculator pages educational, show your NMLS ID and Equal Housing statement, and have compliance review ad copy before you run equity campaigns.
