A PMI calculator for mortgage broker websites that shows buyers the end date, not just the cost

The PMI calculator turns home price, down payment, rate, term and an annual PMI rate into a monthly premium, starting LTV, total PMI paid and the month PMI drops off on schedule. For brokers it captures the buyer who thinks 20% down is mandatory, and shows you their down payment and LTV before the first call.

Most buyers avoiding PMI are really avoiding a purchase they could already make; this tool lets them see it.

What is the buyer worried about when they check PMI?

That putting less than 20% down means paying for insurance forever, or that waiting to save more is the only responsible move. Many have been told PMI is wasted money and have delayed buying because of it.

The numbers usually ease that fear. On a $400,000 home with 10% down, a $360,000 loan at 6.75% and a 0.55% annual PMI rate cost about $165 a month in PMI. On scheduled payments the balance reaches 78% of the original value around month 112, a little over nine years in, when PMI ends automatically. The buyer sees a cost with an end date and can weigh it against years more of rent while saving.

How does a broker put a PMI calculator to work?

Place it wherever low-down-payment buyers hesitate: first-time buyer pages, down payment assistance content and any page that answers whether 20% down is required. It is a reassurance tool that produces a qualified lead.

The submission tells you the price range, the cash they have for a down payment, their assumed rate and the PMI rate they expect. From price and down payment you get loan-to-value at a glance, which tells you whether conventional with PMI, FHA or another program deserves the first look. A buyer at 96.5% LTV is a different conversation from one at 88%.

Offer the FHA loan calculator next to it, because borrowers with lower credit scores may find FHA mortgage insurance compares differently, and the down payment calculator for those deciding how much to put down.

  • Prioritize leads with 5% to 15% down: PMI is the main objection and you can answer it.
  • Ask for an approximate credit range early; it drives the real PMI rate.

What arrives in your CRM

What the numbers tell you about the borrower

  • Down PaymentThe dollar figure is the cash they have or expect to have. A down payment of 3% to 5% suggests a first-time buyer who may also benefit from down payment assistance; 15% or more suggests a borrower close to avoiding PMI entirely.
  • Current LTVAbove 95%, program choice matters most and FHA comparisons are likely. Between 85% and 90%, conventional with PMI is often competitive. Just above 80%, a small increase in down payment may remove PMI altogether.
  • Annual PMI Rate (%)A borrower who changed the default to a high rate may know their credit is weaker; one who entered a low rate may have a strong score. Either way, the rate they typed opens a natural question about credit.
  • PMI Drops Off InA long drop-off horizon, such as eleven years or more, often makes buyers hesitate. Be ready to explain cancellation at 80%, extra principal payments and that some lenders consider a new appraisal.

A first message that uses their numbers

What is a sensible first message for a PMI lead?

Hi, it's [Name] with [Company], NMLS [ID]. I saw you checked PMI on our site. With the down payment you entered, there may be a few ways to structure the loan, including how quickly PMI could come off. Want me to lay out the options side by side?

PMI cost depends on credit and lender pricing, so describe the calculator's premium as an estimate and stay within the borrower's contact consent.

Where this calculator earns its place

  1. 01

First-time buyer guide or down payment page

The 20%-down myth stops many first-time buyers, and a drop-off date answers it directly.

  2. 02

    Down payment assistance program page

Buyers using assistance usually have low down payments and want to know what PMI will add.

  3. 03

Paid social campaign aimed at renters

A tool that shows owning is possible without 20% down gives renters a low-pressure reason to engage.

Limits worth knowing

  • The drop-off date follows the scheduled balance only; extra principal payments, a reappraisal or a refinance can end PMI sooner.
  • The PMI rate is an input, not a quote; real premiums depend on credit score, LTV, loan amount and the insurer.
  • It models conventional PMI only. FHA mortgage insurance follows different rules and often lasts for the life of the loan.

Calculator disclaimer: Estimates only. PMI applies to conventional loans above 80% loan-to-value. Under the Homeowners Protection Act it ends automatically when your scheduled balance reaches 78% of the original value (or at the loan's midpoint), and you can ask to cancel it at 80%. Rates depend on your credit and loan-to-value — confirm with your lender.

Definitions in the calculator

PMI
Private mortgage insurance, required on conventional loans when the loan-to-value ratio is above 80%, usually because the down payment is under 20%. It protects the lender if you default, not you. This calculator charges the annual PMI rate on the original loan amount and divides it into monthly payments until PMI drops off.
Loan-to-value (LTV)
The loan balance divided by the home’s original value, shown as a percentage. A $288,000 loan on a $320,000 home is 90% LTV. PMI applies above 80% LTV, and its cancellation points are measured against the original value, so LTV falls only as principal is repaid under this calculator’s assumptions.
PMI cancellation at 80%
Under the Homeowners Protection Act, you can ask your servicer to cancel PMI once the balance reaches 80% of the home’s original value, provided you have a good payment history and meet the servicer’s other conditions. Extra principal payments can get you there sooner than the scheduled date this calculator shows.
Automatic PMI termination at 78%
Under the Homeowners Protection Act, PMI ends automatically when the scheduled balance reaches 78% of the home’s original value, if your payments are current, or at the midpoint of the loan term at the latest. The drop-off date this calculator reports is based on the scheduled amortization, without extra payments or reappraisal.
Annual PMI rate
The yearly PMI premium as a percentage of the loan amount. It depends mainly on your credit score and loan-to-value ratio; this calculator’s guidance puts the typical range between 0.2% and 2%. At 0.5% on a $288,000 loan, PMI costs $1,440 a year, or $120 a month.
Down payment
Cash paid toward the purchase price at closing. On a conventional loan, a down payment of less than 20% of the price leaves the loan above 80% LTV and triggers PMI. Every added dollar lowers the loan, the monthly PMI charge and the time until PMI drops off.
Original value
For PMI purposes, the lower of the purchase price or the appraised value at the time the loan was made. The Homeowners Protection Act thresholds are measured against it. Some lenders will also consider a new appraisal showing the home has gained value, but that is a lender policy rather than a legal right.
FHA mortgage insurance (MIP)
The mortgage insurance premium on FHA loans, which works differently from PMI: it has an upfront and an annual premium, and the Homeowners Protection Act cancellation rules do not apply to it. In many cases it lasts for the life of the loan. This calculator models conventional PMI only.
Principal & interest
The part of the monthly payment that repays the loan itself, before PMI, taxes and insurance. It stays the same over a fixed-rate term. As each payment reduces principal, the balance moves toward the 80% and 78% thresholds, which is how this calculator finds the PMI drop-off date.

Questions about this calculator

How is monthly PMI calculated?

The calculator charges the annual PMI rate on the original loan amount and divides it by 12. A $360,000 loan at 0.55% costs $1,980 a year, or $165 a month. Real premiums vary with credit score, LTV and loan size, so the rate you enter matters more than any other input when you compare scenarios.

When does PMI drop off?

On a conventional loan, PMI ends automatically when the scheduled balance reaches 78% of the home's original value, if payments are current, or at the loan's midpoint at the latest. You can ask to cancel it at 80% with a good payment history. For a $360,000 loan on a $400,000 home at 6.75%, 78% arrives around month 112 on schedule.

How much PMI will I pay in total?

The calculator multiplies the monthly premium by the months until drop-off. In the example above, $165 for about 112 months is roughly $18,500. That is the scheduled total; paying extra principal, requesting cancellation at 80% or reaching 80% through a lender-accepted reappraisal could reduce it. The Total PMI Paid result updates as you change the down payment.

Is it smarter to wait until I have 20% down?

It depends on how long saving would take and what happens to prices and rent meanwhile. PMI costs a defined amount for a defined time; waiting costs rent and carries the risk that the target moves. The calculator gives the PMI side of that trade so you can weigh it honestly against your own savings timeline.

Why do PMI calculator leads matter to a mortgage broker?

Because they are buyers held back by one objection you can address. The lead shows price, down payment and LTV, so you know at once whether conventional with PMI, FHA or another program is the likely path. A borrower who understands PMI has an end date is often ready for a pre-qual conversation.

Should I show the PMI calculator next to the FHA calculator?

Yes, for most low-down-payment audiences. FHA charges an upfront premium of 1.75% of the base loan plus an annual premium, and it often lasts for the life of the loan, while conventional PMI ends on a schedule. Showing both lets borrowers see why the better choice depends on credit and down payment.

What does the lead record contain for a PMI submission?

Home price, down payment, rate, term and PMI rate, plus every result: monthly PMI, current LTV, loan amount, total PMI paid, monthly principal and interest and the drop-off timing. It also carries the page URL and traffic source. Returning borrowers who try a bigger down payment later have that new scenario added to their history.

Can I brand the PMI calculator to match my site?

Yes. You can choose from 12 themes with light and dark modes, set palettes, fonts and corner radius, and rewrite every label and button. On Producer and Brokerage you can remove the Powered by credit and serve calculators from your own subdomain. See calculator themes for the styling options.
