A VA loan calculator for loan officers who serve veterans and service members

The calculator works out the base loan, applies the VA funding fee based on down payment, first or subsequent use and any exemption, finances it, and returns principal and interest, total interest and total payments. For loan officers, the inputs reveal benefit history and exemption status, two facts that shape the file before you speak.

Veterans and service members comparing VA payments often know their benefit exists but not what it costs, and the LO who explains it plainly tends to earn the referral network that follows.

What is a veteran trying to figure out with a VA loan calculator?

Usually what a zero-down purchase really costs per month, and how the funding fee changes that. Some are first-time buyers using the benefit for the first time; others are buying again after a PCS move or a growing family.

On a $450,000 home with no down payment, the base loan is the full price. A first-time user putting less than 5% down pays a funding fee of 2.15%, usually financed; on subsequent use it rises to 3.3%. A veteran exempt from the fee would pay about $2,844 a month in principal and interest at 6.5% over 30 years. Their questions are whether they are exempt, whether putting money down is worth it, and how taxes and insurance change the picture.

How should a VA-focused loan officer use this calculator?

Put it on your VA loan page, on any landing page for military communities near bases you serve, and in a widget with the affordability calculator. Bilingual LOs can promote it to Spanish-speaking military families, since the calculator switches languages for the visitor.

The lead tells you a lot about the file. VA Loan Use shows whether entitlement has been used before, which raises questions about remaining entitlement on a second VA loan. The exemption answer tells you whether the borrower believes they receive VA disability compensation; confirm it on the Certificate of Eligibility rather than taking it on trust. A down payment of 5% or more lowers the funding fee rate, to 1.5% and then 1.25% at 10% or more, so a veteran who entered a down payment may be optimizing that trade.

VA underwriting also looks at residual income, which the calculator does not compute; follow up with the DTI calculator and a conversation about family size and monthly obligations. Keep your marketing accurate and avoid any suggestion that you are affiliated with or endorsed by the VA; your compliance team can review VA-specific advertising language.

What arrives in your CRM

What the numbers tell you about the borrower

  • VA Loan Use"Subsequent Use" means the benefit has been used before. Ask whether the earlier VA loan is paid off or still active, because remaining entitlement affects how much can be borrowed without a down payment.
  • Exempt from Funding Fee?"Yes — Exempt" usually means the borrower receives VA disability compensation. Verify it on the Certificate of Eligibility early, since an incorrect assumption changes the loan amount and payment.
  • Down PaymentAny down payment on a VA loan is a choice, not a requirement. Five percent or more suggests the borrower is trying to lower the funding fee, or has sale proceeds from a previous home.
  • Funding Fee RateIf the rate shown is the subsequent-use figure, the borrower has just seen the most expensive fee scenario. Expect questions about how to lower it; down payment and exemption status are the only levers.
  • Monthly Payment (P&I)This excludes taxes and insurance. Compare it with the housing allowance or rent the borrower mentions; if it is already close, the full payment with escrow may stretch residual income.

A first message that uses their numbers

What is the best first message to a VA lead?

Thank you for your service, and thanks for running your VA numbers. To give you an accurate picture, I would like to confirm your eligibility and whether you have used your VA benefit before; your Certificate of Eligibility usually answers both. When is a good time for a quick call?

Do not state that a borrower is exempt from the funding fee or eligible for a VA loan until the Certificate of Eligibility confirms it.

Where this calculator earns its place

  1. 01

    VA loan program page

Veterans researching their benefit expect to see a payment that includes the funding fee, and this answers that directly.

  2. 02

Landing pages for communities near military installations

Service members relocating on orders search for payments quickly, and fast lead delivery matters on tight PCS timelines.

  3. 03

    Veteran-focused social or email campaigns

UTM tags on campaign links show which outreach produced each VA lead, so you can see what actually works.

Limits worth knowing

  • Property taxes and homeowners insurance are not included, so the full monthly payment will be higher than the result shown.
  • The calculator does not check entitlement, residual income or the Certificate of Eligibility; it trusts the borrower's selections.
  • Funding fee rates follow current VA schedules and assume a purchase; refinance fees and special cases are not modeled.

Calculator disclaimer: Estimates only. Shows principal and interest; property taxes and homeowners insurance are not included. The VA funding fee varies with down payment and prior VA loan use, and some veterans are exempt. Confirm eligibility and final figures with a VA-approved lender.

Definitions in the calculator

VA loan
A mortgage guaranteed by the U.S. Department of Veterans Affairs for eligible veterans, service members and certain surviving spouses. It allows up to 100% financing and does not require monthly mortgage insurance. Instead, most borrowers pay a one-time funding fee, which this calculator adds to the loan amount.
VA funding fee
A one-time fee charged as a percentage of the base loan. For first use it is 2.15% with under 5% down, 1.5% with 5% to under 10% down, and 1.25% with 10% or more; subsequent use with under 5% down is 3.3% (VA, effective April 7, 2023). The calculator finances it into the loan.
Funding fee exemption
Some borrowers pay no funding fee, including veterans receiving VA disability compensation, Purple Heart recipients on active duty and certain surviving spouses. Selecting the exemption sets the fee to zero, which lowers the total loan amount and the monthly payment. Your Certificate of Eligibility shows whether you are exempt.
First vs. subsequent use
Whether you have used your VA home loan benefit before. With under 5% down, a subsequent-use borrower pays a higher funding fee: 3.3% versus 2.15% for first use (VA, effective April 7, 2023). With 5% or more down, the rate is the same either way, so a down payment matters more for repeat users.
Down payment
Cash paid toward the purchase at closing. A VA loan does not require one, but putting down 5% or more lowers the funding fee rate, and every dollar down also reduces the base loan, the fee charged on it and the interest paid. The calculator applies the fee tier that matches your down payment percentage.
Base loan amount
The home price minus your down payment, before the funding fee is added. The funding fee is calculated as a percentage of this figure. With no down payment, which is common on VA loans, the base loan equals the full purchase price. Every dollar of down payment therefore lowers the fee itself, not just the amount borrowed.
Total loan amount
The base loan plus the financed funding fee: the balance your monthly payments actually repay. Financing the fee avoids paying it in cash at closing, but you pay interest on it for the life of the loan. With zero down, the total loan is more than the purchase price, so you start with slightly negative equity.
Principal and interest (P&I)
The part of the monthly payment that repays the total loan amount and covers interest, calculated with the standard amortization formula. It is the monthly payment this calculator shows. Property taxes and homeowners insurance are not included; with escrow, they would be added to reach your full monthly housing payment.
Total interest
The sum of all interest paid over the full term: the monthly payment times the number of payments, minus the total loan amount. It includes interest on the financed funding fee. It assumes the loan is kept to maturity with no extra payments; a shorter term or a lower rate reduces it most.

Questions about this calculator

How does the VA calculator decide the funding fee rate?

It uses three inputs: down payment, first or subsequent use, and whether the borrower is exempt. For first use with less than 5% down, the fee is 2.15%; with 5% to under 10% down it is 1.5%; with 10% or more it is 1.25%. Subsequent use with under 5% down is 3.3%. An exemption sets the fee to zero.

Is the VA funding fee paid at closing or financed?

It can be paid in cash or financed, and most borrowers finance it. The calculator adds it to the base loan, so the Total Loan Amount is larger than the price minus any down payment. That means interest is paid on the fee over the life of the loan, which the Total Interest result reflects. Paying it in cash would lower the payment slightly.

Who is exempt from the VA funding fee?

Veterans receiving VA disability compensation, Purple Heart recipients on active duty and certain surviving spouses do not pay the funding fee. Selecting the exemption in the calculator removes the fee, lowering the loan amount, the payment and total interest. Exemption is confirmed by the lender using the borrower's Certificate of Eligibility, not by self-selection. Raise it early so the payment estimate holds up.

Does a VA loan require mortgage insurance?

No. VA loans do not carry monthly mortgage insurance, which is one reason the payment can compare well with FHA or low-down-payment conventional loans. Instead, most borrowers pay the one-time funding fee. The calculator shows principal and interest only; property taxes and homeowners insurance still need to be added to estimate the full monthly housing cost.

Why should a loan officer put a VA calculator on their website?

Because veterans and service members often search for VA payment estimates before choosing a lender, and an accurate calculator shows you understand the benefit. The leads include benefit-use and exemption details that help you prepare. If you serve communities near military installations, it may be one of the most practical tools on your site. Pair it with clear eligibility content on the same page.

What does a VA lead look like when it arrives in my CRM?

It includes the home price, down payment, first or subsequent use, exemption choice, rate and term, plus every result: payment, base loan, financed funding fee, total loan, total interest, total of payments and fee rate. The record also carries the landing page and the UTM or referrer data behind the visit. Before you call, you already know how the borrower sees their own benefit.

Can I market a VA calculator without implying government endorsement?

Yes, and you should be careful to do so. Describe the calculator as your tool for estimating VA loan payments, display your company name and NMLS ID, and avoid language or imagery that suggests you are the VA or are endorsed by it. Requirements for military-focused advertising can be specific, so ask your compliance team or counsel to review your page.

How fast should I follow up with a VA lead?

As quickly as you reasonably can, especially for service members relocating on orders who may have a short window to buy. A prompt, informative first message about eligibility and the Certificate of Eligibility usually works better than a rate pitch. Per-calculator webhooks on Producer and Brokerage plans can send VA submissions straight to a dedicated workflow.
