Back-end ratio (total DTI)

Definition

The back-end ratio is the proposed housing payment plus every other recurring monthly debt, divided by gross monthly income. It is the total debt-to-income figure lenders weigh most heavily, because it captures car loans, student loans, card minimums and support payments alongside the new mortgage.

To compute the back-end ratio, start with the full housing payment used in the front-end ratio, then add the minimum monthly payments on every debt that will remain after closing: auto loans and leases, student loans (including an imputed payment where the program requires one for deferred loans), credit card minimums, personal loans, other mortgages, alimony and child support. Divide by gross monthly income.

Worked example. Gross income is $10,000 a month. The housing payment is $2,600, a car loan is $550, student loans are $300 and card minimums are $150. Total obligations are $3,600, so the back-end ratio is 36%. If the borrower buys a slightly higher-priced home that adds $500 to housing, the ratio climbs to 41%.

The guideline most people quote is 43%, a figure the CFPB discusses as common rather than mandatory. Agency programs and automated underwriting can approve higher ratios when credit, reserves or down payment are strong, and lenders may impose tighter limits of their own. Paying off a debt entirely removes its payment from the ratio, which is why paying down a car loan with a few months left can change a decision. The DTI calculator shows exactly how much room is left under a chosen ceiling.

Questions about Back-end ratio (total DTI)

What is the difference between front-end and back-end DTI?

Front-end counts only the housing payment. Back-end adds every other recurring debt payment to housing. Both are divided by gross monthly income, and the back-end figure is usually the one that decides the loan.

Can I get a mortgage with a back-end ratio over the usual guideline?

Sometimes. Certain programs and automated approvals allow higher ratios when the file has strengths such as strong credit, larger reserves or a big down payment. Your loan officer can tell you which programs might fit.
